Refund Policy

****Below is a brief overview of the apartment's standard cancellation policy. For full terms and conditions, please refer to the apartment's Booking Terms and Conditions. ***Policies are subject to real-time changes; the signed contract shall prevail. #Cancellation Policy Cancellation due to failure to obtain an Australian visa or enrolment eligibility If you cancel this agreement due to inability to obtain a Confirmation of Enrolment (CoE) or student visa, the apartment will issue a full refund. You must provide written proof confirming rejection of your enrolment application or visa application as grounds for cancellation. However, any associated bank fees remain your responsibility. Cancellation for reasons other than those above (A) Cancellation more than 30 days prior to the agreement commencement date You may cancel your booking by submitting written notice to the apartment at least 30 calendar days before the agreement commencement date. The deposit paid will not be refunded. (B) Cancellation within 30 days prior to the agreement commencement date If you notify the apartment of cancellation less than 30 days before the Residential Tenancy Agreement (RTA) commencement date, the prepaid deposit will not be refunded, and the apartment reserves the right to assess and charge a penalty fee on a case-by-case basis. (C) Cancellation after agreement commencement (after check-in) Short-term bookings: If you wish to check out early, you must provide at least two weeks’ written notice. Failure to provide such notice will result in forfeiture of the deposit. Long-term bookings (RTA bookings): If you wish to terminate your tenancy early, you must submit written notice at least 30 days in advance and comply with the following: A. Contract assignment: If you find a replacement tenant to take over your lease, you must submit all relevant details to the apartment for approval. The apartment may charge an administrative fee of AUD 200 to cover reasonable processing costs; additional cleaning fees may apply upon departure. The new tenant must pay rent at the current publicly listed rate on the apartment’s official website and may not retain any discount previously applied to your booking. B. No replacement tenant found: If you terminate your lease early without securing a replacement tenant, you remain responsible for: ① paying rent until a new tenant is secured or the fixed term ends; ② bearing reasonable advertising or re-letting costs permitted under Western Australian tenancy law. ⚠️ Important Notice: Under Western Australian tenancy law, early termination of a fixed-term tenancy is only permissible through mutual written agreement between both parties or via approved contract assignment with the apartment’s consent.
