Refund Policy

****Below is a brief overview of the apartment's standard cancellation policy. For full terms and conditions, please refer to the apartment's "Booking Terms and Conditions". ***Policies are subject to real-time updates; the apartment's contract shall prevail. #Cancellation Policy Cancellation Due to Failure to Obtain Australian Visa or Enrollment Eligibility If you cancel this agreement due to failure to obtain a Confirmation of Enrolment (CoE) or student visa, the apartment will issue a full refund. You must provide written proof confirming the rejection of your enrollment application or visa as grounds for cancellation. However, any associated bank fees remain your responsibility. Cancellation for Reasons Other Than Above (A) Cancellation More Than 30 Days Before the Agreement Start Date You may cancel your booking by submitting written notice to the apartment at least 30 calendar days prior to the agreement start date. The deposit already paid will not be refunded. (B) Cancellation Within 30 Days Before the Agreement Start Date If you notify the apartment of cancellation less than 30 days before the Residential Tenancy Agreement (RTA) start date, the prepaid deposit already paid will not be refunded, and the apartment reserves the right to assess and charge a penalty fee on a case-by-case basis. (C) Cancellation After Agreement Commencement (After Move-in) Short-term bookings: To check out early, you must provide at least two weeks' written notice. If such notice is not provided, your deposit will be forfeited. Long-term bookings (RTA bookings): To check out early, you must submit written notice at least 30 days in advance and comply with the following: A. Contract Assignment: If you find a replacement tenant to assume the contract, you must submit the relevant details to the apartment for approval. The apartment may charge an administrative fee of AUD 200 to cover reasonable processing costs; additional cleaning fees may apply upon checkout. The new tenant must pay rent at the current publicly listed rate on the apartment's official website and may not inherit your original discounted rate. B. No Replacement Tenant Found: If you terminate the tenancy early without securing a replacement tenant, you remain liable for: ① Rent payments until the apartment secures a new tenant or the fixed term ends; ② Reasonable advertising or re-letting expenses permitted under Western Australian tenancy law. ⚠️ Important Notice: Under Western Australian tenancy law, early termination of a fixed-term tenancy is only permissible via mutual written agreement between both parties or through approved contract assignment with the apartment's consent.
